£26 million redevelopment project to be delivered by Morro

Morro Partnerships has been appointed to deliver a major affordable housing development in Rugby, Warwickshire, following a £2.6 million investment announced by Mayor Richard Parker. The scheme will see 108 new homes built on the former General Electric Power Conversion UK site at Projects Drive, helping to address the growing demand for affordable housing across the region.

The development forms part of the Mayor’s ambition to deliver 2,000 new social homes each year across the West Midlands by 2028 and represents another important step towards tackling the housing crisis caused by long-term under-investment in social and affordable homes.

The £26 million, six-acre brownfield regeneration project will be delivered by Morro Partnerships in partnership with Orbit and Homes England. The scheme will include a mix of apartments, maisonettes and family houses, creating a high-quality, sustainable new neighbourhood.

Of the 108 homes, 72 will be delivered for social rent, the most affordable housing tenure, and will be transferred to Orbit Housing Association on completion. The remaining 36 homes will be managed by the Orbit Group and made available through shared ownership, supporting more local people into home ownership.

The Projects Drive development will also play a key role in the wider regeneration of the Brownsover area. The scheme will provide rehousing opportunities for existing Orbit tenants affected by the planned demolition and redevelopment of the nearby Hollowell Way estate, helping to support long-term community renewal.

Alongside delivering much-needed new homes, Morro Partnerships is committed to creating lasting social value through the project. Construction will generate new local jobs and apprenticeship opportunities, with recruitment focused within a 20-mile radius of the site. Morro will work closely with local colleges, education providers, recruitment partners and third-sector organisations to support access to training and employment, including for care leavers and ex-forces personnel.

The Projects Drive development is supported by wider regional investment in affordable housing. Recent government backing includes up to £1.7 billion for the West Midlands’ 10-year Social and Affordable Homes Programme, alongside the launch of a £40 million Social Housing Accelerator Fund aimed at increasing the number of homes available for social rent.

Together, these initiatives are helping unlock thousands of new affordable homes across the region and reinforcing Morro Partnerships’ role in delivering high-quality housing-led regeneration projects throughout the Midlands.
