A once-unused piece of land off Goodsmoor Road in Sinfin, Derby, has been transformed into a vibrant new community, thanks to the expertise and leadership of Morro Partnerships in delivering a £17 million new housing development.
Now officially opened, the development provides 75 high-quality, affordable homes for local people. The mix includes one-bedroom flats and two, three and four-bedroom houses, available for affordable rent and shared ownership. All affordable rent homes have been allocated to people on Derby City Council’s housing waiting list and will be managed by NCHA.

Built by Morro Partnerships and designed by RG+P Architects , the homes have been constructed with energy efficiency at their core, achieving an impressive Energy Performance Certificate (EPC) rating of B. The project demonstrates a shared commitment from Morro Partnerships, NCHA, and Homes England to create sustainable, environmentally conscious communities across the East Midlands.
A unique feature of the site is a preserved World War II pillbox at the southern end of the development. Morro Partnerships ensured this piece of local heritage was carefully retained and commemorated in the naming of the new street – Pill Box Avenue.
The official launch of the scheme featured a tree planting celebration, attended by residents and representatives from Morro Partnerships, Derby City Council, and Homes England.

Councillor Shiraz Khan, cabinet member for housing, strategic planning and regulatory services, said: “I’m delighted to see that the new housing development in Sinfin has been completed and is making a difference for local people. Once a piece of unused land, 75 high-quality, energy-efficient homes have been delivered at an affordable price for residents.
“Affordable housing is one of our biggest priorities, and by working with NCHA and Morro, we are creating more sustainable housing for those in need.”

This successful project forms part of NCHA’s Strategic Partnership with Homes England (2021–2028), dedicated to delivering affordable housing across the East Midlands.
As part of its commitment to fostering thriving, safe neighbourhoods, Morro Partnerships played a leading role in ensuring the development was delivered to the highest standards, while NCHA’s Customer Engagement team worked closely with residents to gather feedback on their new homes and services.
